Preventive maintenance... why it’s needed

 

 Your heating and air conditioning system represents a substantial capital investment.  Future replacement costs will continue to climb.  Initial air conditioning costs, repair costs, and operating an air conditioning system make regular inspection, care and maintenance a necessity.

 Mike Longo Air Systems servicemen are highly trained, motivated and monitored to be sure that your system gets a thorough inspection. 

Energy costs are going out of sight!  So, what can you do?  Well, you can turn off lights that are not needed.  Keep your thermostat set high in summer, lower in winter.  But, there are other important things that you can’t do that we can do that will really help.

 A planned Preventive Maintenance contract with Mike Longo Air Systems is a big step in the right direction.    Just for an example, let’s look at some of the broad areas where good maintenance pays real dividends.

  • ·        Mike Longo Air Systems uses high efficiency filters that greatly reduce the collection of grit and grime on your fans and cooling coils.  Regularly changing these filters, which are about 300 percent more efficient that regular filters (return air filters are available at an optional cost).   

  • ·        Moisture in the lubrication oil of your compressor creates a corrosive acid that deteriorates all metal surfaces.  Our servicemen are trained to check for moisture and perform acid tests.

  • ·        Although, not a normal maintenance procedure, we strongly urge our customers to have condenser, evaporator coils and fans cleaned. Many old systems need this work performed to reduce the exorbitant use of energy and waste of dollars.

  • ·        Poorly calibrated controls often result in poor and uneconomical system performance.  Controls are the nerves of your a/c system.  They deserve the finest of care.

  • ·        Motors, pumps, and fan bearings require proper lubrication regularly.  Too much oil or grease can ruin a bearing just as surely as too little.  That’s where experience and training pay off for Mike Longo Air Systems servicemen, prolonging equipment life and keeping your energy costs down.

  • ·        A system out of balance, pumping too much air in one area and not enough in others, is extremely inefficient.  You are either too hot or too cold.    Our planned service will see that your system delivers air correctly to all areas.                 

COSTS THAT KEEP YOUR SYSTEM OPERATING AT MAXIMUM EFFICIENCY 

1.    Check operating head pressure, suction pressure and superheat.

2.    Inspect condenser for coil blockage and wash out, if needed. (outdoor unit only)

3.    Test compressor starting and running amps.

4.    Insure starting devices are switching properly.

5.    Inspect accessible areas for signs of leak and rust.

6.    Insure Freon charge is correct and add one pound of Freon, if needed.

7.    Check and low pressure safety controls.

8.    Oil condenser fan motor, if needed.

9.    Insure that outdoor fan blade is free of vibration and not bent.

10.  Record fan motor running amps and check for over heating.

11.  Insure all time delays function properly.

12.  Inspect compressor terminal wiring.

13.  Inspect heat exchanger, burners, and pilot assembly.

14.  Inspect start and run capacitors for signs of arching and deterioration.

15.  Inspect air filter and clean if washable or recommend replacement.

16.  Inspect systems electrical connections and wiring for proper size.

17.  Check indoor blower for dirt accumulation and balance.

18.  Oil indoor motor, if needed.

19.  Cycle indoor fan relay and check for proper operation.

20.  Cycle electric heat, to insure elements cycle correctly.

21.  Record amp draw on each heating element.

22.  Check limits and safety controls.

23.  Record control transformer output voltage.

24.  Check indoor blower motor bearings and shaft.

25.  Inspect indoor blower motor run capacitor for signs of arching and deterioration.

26.  Record indoor blower motor amp draw.

27.  Check fuses and breakers to air handler for proper size.

28.  Add an algae treatment and inspect indoor coil, for algae build up.

29.  Flush condensate drain line.

30.  Deodorize system.

31.  Written report on systems condition.

32.  Evaluate indoor air quality for pollutants, mold and harmful bacteria.
